Every year, the Assessor’s office performs a trending analysis of all real parcels. Trending is a way of assessing the value of real estate to account for changes in the marketplace. It requires assessors to research sales of properties in a particular area over the previous 12-month period. Using that information, we then estimate the values of other properties in the same area to determine an assessed value. Since property values rise and fall over time, annual adjustments ensure an assessment reflects market value-in-use of a property.
Assessments are used as a way to divide an individual’s burden to the overall levy that is established by each government unit. After the gross assessed value is determined, the Auditor applies deduction and other credits which also shift the overall burden.
